House rules

It is the client’s responsibility to ensure that he or she leaves the property in the same condition in which it was entrusted. Any loss or damage to the property, its fixtures or furnishings will be deducted from the security deposit.

  • Check-in hours 16:00 – 19:00.
  • Check-out hours 08:00 – 10:00.
  • Heated swimming pool open from 16/03 to 15/10.
  • Maximum 12 guests.
  • Waste will be picked up every 2 to 3 days by cleaning company.
  • Quiet hours 22:00 – 07:00.
  • Smoking is prohibited inside the villa.

Terms of cancellation

Before confirming your reservation, make sure you agree with the cancellation policy.
Curti Rentals’ extenuating circumstances terms do not cover cancellations due to illness or travel disruptions due to the COVID-19 pandemic.

  • Before the 45th day of arrival: 30% already paid at the time of booking will be withheld.
  • From the 45th to the 30th day: the customer must pay 50% of the amount due (or an additional 20%, if 30% has already been paid at the reservation as a deposit).
  • From the 29th day onward: the customer must pay 100% of the amount due (or an additional 70%, if 30% has already been paid at the reservation as a deposit).

The property welcomes you with a grand gate marked “Villa Ulivi” that leads to the covered parking area and the entrance to the Villa.

Next to the parking lot is the laundry room with washer, dryer, sink, ironing board and iron for your convenience.

Also within the parking lot is a charging station for your electric cars.


The Villa’s garden offers several outdoor areas that invite you to relax and enjoy your surroundings: on the ground floor is the heated pool area (mid-March to mid-October) with comfortable sun loungers, umbrella and an inviting covered veranda equipped with an outdoor kitchen, barbecue, table and chairs. To the side, in a secluded area in the middle of the green lawn is the heated whirlpool for 3 or 4 people: from here the opportunity to relax while enjoying the magnificent lake or the surrounding mountains.

Entering from the ground floor, we find the SPA with sauna, Turkish bath and a sensory shower: the luminous ceiling creates surprising plays of light from which dynamic water jets emerge, changing abruptly at desired temperature and intensity. Also here, two double bedrooms opening to the garden with related bathrooms complete the ground floor.

The internal staircase leads to the upper floor and directly to the living room: here we find a kitchen with a peninsula and a dining table for 12 people, a cozy relaxation area with a large sofa, satellite TV, and WI-FI.

The living area also has a huge sliding glass window that allows you to step out onto a large covered balcony with a dining table and relaxing sofa.

A hallway leads to the sleeping area with 4 double rooms and 4 bathrooms, two of which are inside the rooms. The suite room in addition to the bathroom inside has a modern walk-in closet and satellite TV. Three rooms have balconies with comfortable relaxing armchairs. All the living and sleeping areas have a beautiful lake view and the roof with white exposed beams.

The Villa combines a modern style with a spacious and bright design, high-quality tiled floors, and offers an inviting atmosphere for a relaxing vacation.

There is air conditioning in every single room; heating is underfloor heating.
